Investment Strategies
How we select off-plan
Every off-plan opportunity we present to a client has been independently vetted by our team, covering the macro picture down to the specific unit. The majority of projects we review are never recommended.
Direct relationships with UAE's top developers give our clients first access to launches, before general release and ahead of retail pricing.
We secure preferred floor plates, orientations, and views at allocation, not whatever's left after the public queue.
Our relationships unlock payment plan structures, and in select cases pricing, that are not available through standard channels.
Due diligence framework
Our due diligence runs weekly across all active projects. We assess each opportunity across four layers, from emirate-level strategy down to the individual unit.
Each layer is reviewed independently and scored before any project reaches a client recommendation. A strong developer with a poorly positioned plot, or a well-located project with substandard finishes, does not pass.
Emirates growth strategy · UAE urban master plan alignment · government infrastructure commitments · future transport and connectivity · area demand drivers
Schools, hospitals, parks, nature and sea proximity · retail and F&B ecosystem · surrounding community quality · current and projected neighbouring developments
Developer track record and delivery history · master developer reputation · project concept and market positioning · amenity quality · construction timeline credibility
Plot position · current and future views · floor level and orientation · building surroundings · finishing materials · appliance and furniture specifications · service charge benchmarking
Reviewed weekly. Our active project list is reassessed continuously, market conditions, new comparable data, and developer updates are factored in on a rolling basis.

For US property owners looking to exit the US market, understand their tax position, and strategically redeploy capital into Dubai real estate.
Under Section 1031 of the US Internal Revenue Code, US property owners can defer capital gains tax by selling one US property and reinvesting the proceeds into another qualifying US property. However, under Section 1031(h), US and foreign real estate are not considered like-kind. This means a 1031 exchange cannot be used to purchase property in Dubai, the UAE, or any other foreign country, regardless of the seller's nationality or the involvement of a qualified intermediary.
In short: a 1031 exchange defers tax within the US. It does not apply to cross-border transactions.
The practical rule: US property can only be exchanged tax-deferred into other US property. Foreign property can only be exchanged tax-deferred into other foreign property. The two cannot be mixed.
For US owners who want to exit US real estate and invest in Dubai, the path is straightforward, but it involves accepting the tax event upfront. When a US property is sold, capital gains tax becomes payable on that transaction. After settling any applicable US tax liability, the remaining proceeds are free to be invested anywhere in the world, including Dubai.
Capital gains tax assessed on the US sale
One-time event, US tax advisor coordinates
No ongoing capital gains tax. No income tax on rental returns.
The UAE has no capital gains tax and no income tax on rental returns. Once proceeds are deployed into Dubai real estate, the investment sits in a zero-tax environment. For investors who have accumulated significant gains in US property, accepting a one-time tax liability in exchange for tax-free compounding in Dubai can represent a compelling long-term repositioning, particularly given current US property valuations and the growth trajectory of the Dubai market.
Future appreciation on Dubai property is not subject to UAE capital gains tax.
Rental income generated in Dubai is not taxed at the UAE level.
AED is pegged to the USD. Exposure to a high-growth market outside the US cycle.
We work with US tax advisors and legal counsel to help clients understand their full tax position before any sale proceeds. We do not provide US tax advice, but we coordinate the Dubai side of the transition end-to-end: property selection, payment structure, and long-term asset management. The goal is to ensure that once the tax event is settled, the capital is deployed as effectively as possible into the Dubai market.
